Booking
|
| The signing of the booking form confirms the acceptance of the terms and conditions set out below and shall be binding on the persons intending to occupy the premises whether or not such persons have signed the booking form. Each booking form will be confirmed as soon as reasonably possible after receipt of the signed booking form and appropriate deposit. |

Reservation Deposit and Payment of Balance
|
|
The refundable deposit of $300 USD is payable with the completed booking form. The full balance is payable no later than 8 weeks prior to the date of departure. The owner reserves the right to cancel if the balance of the sum remains unpaid eight (8) weeks prior to the date of departure. All telephone bookings will be cancelled if the deposit is not received within 7 (seven) days. Payment can be made by check or bankers draft in US Dollars or GB pounds.

Security Deposit
|
|
In addition to the rental charge a refundable security deposit of US$300 or £200 (UKP) is payable when the final balance is due - to cover breakages or damage to the premises and or contents and excessive cleaning costs other than those normally incurred in connection with the occupation of the premises. The deposit will be refunded within 2 weeks of vacating the villa, subject to deductions to cover the expenses mentioned above.

Cancellations
|
|
If clients should cancel, or the owner cancels the arrangements due to client failure to pay the balance within the time allowed before departure, a cancellation charge will be levied based on the following:

Deposits paid are not refundable unless the villa is re-let by either the Owners or the onsite Management Company in Florida. All cancellations must be confirmed in writing by the person who signed the booking form. |

Force Majeure
|
|
The owner accepts no responsibility or liability whatsoever for any loss or damage or alteration to the terms of the booking caused by events beyond the Owners' control including (but without prejudice to the generality of the forgoing) war, civil commotion, flight delays or cancellations, adverse weather conditions, fire, flood or industrial dispute.

All brochure descriptions are made in good faith and every care taken to ensure their accuracy, but no liability will be accepted in the events of any error

The Accommodation
|
|
The accommodation booked can not be sublet, shared or assigned. Only the persons shown on the Booking Form are permitted to stay in the property booked. Pets are not permitted. For safety reasons and out of consideration for future guests please refrain from smoking inside the villa.
The renter party must treat the property, its furniture, fittings, utensils and other facilities with respect. If you spill something please clean it up quickly. If you do not clean up the spill you will be responsible for having the stain removed. Any loss, damage or non-working items must be reported immediately to the Management Company, who will arrange for replacement/repair. The applicant must make good or pay for any loss, damage or breakage. The owners reserve the right to withhold any monies from the security deposit to pay for any loss or damage caused to the property or its contents by any member of the party. |

Villa Occupancy
|
|
The villas are licensed by Osceola Polk County, for maximum occupancy of:
- Four (4) Bedrooms: 10 persons, including children and babies.
- Five (5) Bedrooms: 12 persons, including children and babies.
- Seven (7) Bedrooms: 14 persons, including children and babies. - Only those persons named on the Booking Form are permitted to stay at the villa and use the community facilities for all or part of the rental period. Over-occupancy of the villa will not be permitted Any persons occupying the villa overnight and not shown on the booking form will be requested to leave and may cause the whole party to be evicted. Any changes to the original booking must be notified prior to arrival at the Villa. Pets are not allowed under any circumstances.
Please provide names of every person in your group for this booking. It is very important to note that only persons identified on this form are permitted to stay at the villa.
The party leader agrees NOT to sub-let, share or assign the property to any persons not authorized by the owner. Please ensure that we are notified of any changes to the original booking as unauthorized persons staying at the villa will cause the whole party to be excluded from the property without refund.

Check Out Times
|
| Our villa is usually ready for occupancy from 4:00PM on the day of arrival and needs to be vacated promptly by 11:00AM on the day of departure. If you have a late flight you should consider reserving the villa for an extra night. Two weeks before your holiday, you will be sent the code to lock box for the door key. Also directions from the airport to the villa will be provided. |

Liability
|
|
The owners or their agents do not accept any liability whatsoever for personal injury, death, accidents, loss or damage to persons or personal effects, however caused.
Guests are reminded to exercise care as to the personal safety of themselves and all party members. Whenever possible valuables should be left secure and out of sight. All doors and windows should be closed and locked when exiting the home. Guests are specifically requested not to allow unsupervised children in or around the pool. There is NO DIVING IN AND AROUND THE SWIMMING POOL.

| Arrival Information |

Clients are advised:
- To take out appropriate Holiday Insurance.
- To read the "House Manual" on their arrival at the villa.
- That the American sewage plumbing system to the property is only half the size of the UK's system. Therefore clients must be very careful as to what they flush down the toilets

Telephone
|
|
All local telephone calls are free. Long distance calls can be paid for by the use of a credit card or telephone card.
|
|
Neighbors
|
|
The villa is located in a new gated residential development area. It is a holiday estate and is in a secure location. Please be respectful of others around you.
|
|
.Cleaning
| The property will be cleaned before your arrival and again on your departure. Although the property will be cleaned after your departure it must still be left in a clean and tidy condition and all kitchen utensils should be washed. Please do not leave excessive amounts of used bed linens and towels. Should the property require extensive cleaning/laundry then the owners or their agent reserve the right to withhold any monies from the security deposit to pay the extra cleaning fee. |
| Bookings Terms |
All bookings made less than 56 days before departure are payable in full, and all booking conditions apply.
Bookings will not be accepted if all occupants are not identified.
The Owner through its management representative will verify the number of occupants staying in the Property

Vacating the Villa
|
|
Keys At the end of the client's stay in the villa the client shall return the villa keys to the Owner's Management Company before leaving Orlando. There will be a penalty of $50 to replace the keys if they are not left as directed.
Vacating the premises at any time For added security at night, a dead-bolt lock is fitted to the front door. If clients lock themselves (or the Owner's representative) out of the premises as a result of dead-bolting the front door and exit the premises via the garage, then a charge shall be levied against the client to cover the added costs of regaining entry

| Swimming Pool |
|
The property has a private swimming pool. The Owners do not accept any liability for any injury however caused as a result of the use of the pool. Children are to be supervised at all times, no diving & no glass in pool area. All communities have a noise ordinance after 10:00 PM. Under No Circumstances is a renter to adjust, turn or move any lever on the pool pump, heater or timer; you will be solely responsible for any damages that occur from adjusting any levers, or any other apparatus attached to the pool equipment.
Pools & Pool Heating - The pool has a pool heater that can be switched on at an extra cost for your comfort. We are happy to arrange this for you should you require it. Guests should be aware that the terms "pool heating" and "pool heat" do not imply or confirm that any specific water temperature is guaranteed. In occasional severe winter conditions is it possible that the pool heater may not be able to maintain the water at a consistent temperature - this does NOT constitute a malfunction. The pool blanket should be used, especially during periods of cooler weather to prevent heat loss. ANY issues with the pool heating should be directed to the local management company (preferably while you are available in attendance at the villa) so that they can deal with your concerns.

Maintenance
|
|
Our rental home is maintained by a local management company. All breakages, accidents, problems and losses must be reported to the local management as soon as they occur so that they can be attended to. As with any home appliances will, from time to time, malfunction and may need repair - the local management company will use their best endeavors to have any problem rectified as quickly as possible. Access to the rental home may be required by authorized maintenance personnel during your stay.

Inventory
|
| No items may be removed from the house. The house is inventoried after each stay. This includes linens and towels and all plants, pictures and small decorative items. Furniture must not be moved between rooms. We try to make our house as comfortable for your stay so be courteous for the next guest. The renter is liable for any loss and the replacement cost will be deducted from your security house |

Self Catering
|
|
The villa is self-catering. You are responsible for purchasing food, paper goods, cleaning supplies or other necessities you require during your stay. An initial supply of soap, dishwashing detergent and bathroom tissue is supplied
